Shemi Ashkeloni – the pioneers of NOP 38/2

 

Shemi Ashkloni Ltd. is an established company engaged in entrepreneurship and construction work for residential projects, with emphasis on the Dan Region, founded by the contractor Shemi Ashkloni. The company specializes in initiating "Clearance- Improvement" transactions.

We studied the subject of NOP 38/2 and urban renewal, and applied the company's knowledge and experience in initiating and building projects, while demolishing the existing buildings and building new and modern residential homes," says Gidi Carmon, Marketing Manager. "The suitability of Shemi Ashkeloni Ltd. to this area is natural, because these are transactions similar to the combination transactions with which the company has been familiar for many years. In other words, the similarity is in the principle. The owners of the apartments in the existing building will become, after the NOP, the owners of new and larger apartments that include residential secure space, parking, and elevators in a new and luxurious building that meets all the standards of earthquakes. In addition, the construction within the framework of urban renewal programs is carried out in city centers, which is our specialty, explains Carmon. Since then, the company has built and continues to build many projects, including hundreds of residential units, most of them in Ramat Gan. Hundreds of housing units are in the planning and permit stages. In recent years, the company has focused on NOP 38/2, that is, demolition and construction, and is considered the leading company in Ramat Gan.

 

"The company begins planning a project immediately after receiving the full consent of all the owners of the apartments and signing a binding agreement. It is important to offer the apartment owners a realistic proposal but with maximum possible compensation, while remaining sensitive to their needs, with the understanding that they entrust to our hands their home, their dearest and most important possession," adds Carmon.

 

Despite the improvement in the conduct of the authorities responsible for taxation and planning in all aspects of NOP 38, there is still a great deal of planning uncertainty and doubts regarding the building rights and the ability to implement the conceptual plan formulated by the entrepreneur with the apartments' owners: "The rights and policy of the Local Council differ from one city to another, and change from time to time, which directly affects the realization of the rights."

 

Shemi Ashkloni Ltd. specializes in NOP 38/2 projects. The guiding principle of the company is that it is better to build a new building with new foundations, skeleton, finish, and systems than to add on top of an existing building. Despite the evacuation of the apartment owners from their apartments for the period of construction and the demolition of the existing building, these plans are preferred by the owners of the apartments and the entrepreneur, because the construction operations are carried out without interference and without the apartment owners being inconvenienced. At the completion of the project, a new and attractive product is obtained through the new design of the building and the apartments, which is an improvement on a product plan that has to take the existing building into account.
